While overall performance metrics suggest a calm real estate environment across Cyprus during the first half of 2026, underlying transaction patterns reveal sharp contrasts between regions, asset types, and buyer financial boundaries.

According to market intelligence published in the July newsletter by real estate analytics firm Ask Wire, the nation recorded 8,313 residential property transfers valued at roughly €2.31 billion in H1 2026. The breakdown highlights a heavier lean toward apartment sales:

  • Apartments: 5,733 transactions totaling €1.38 billion.

  • Detached Houses & Residences: 2,580 transactions totaling €932 million.

Ask Wire highlights that industry stakeholders should look beyond high-level sales totals. The core focus must center on identifying where active demand is settling, assessing realistic buyer purchasing ceilings, and determining if existing supply aligns with actual market needs.

Key District by District Breakdown

1. Limassol: High Total Value with Moderating Price Averages

Limassol maintained its status as the island’s largest real estate market by revenue, securing 2,216 residential sales with a combined valuation of €823 million.

Despite top-line transaction figures, average sales figures pulled back compared to 2025 levels:

  • Average Home Value: Fell from €452,000 in 2025 to €392,000 in 2026.

  • Average Apartment Value: Slid from €400,000 to €363,000.

Ask Wire warns that high transactional volume does not guarantee seller flexibility on aggressive asking prices, as buyer appetite is visibly shifting toward more modest price brackets.

2. Nicosia: Local Buyers and Mortgages Drive Growth

The capital registered 2,167 residential deals valued at €421 million during the six-month period.

  • Detached Houses: Transaction volume expanded around 15% year-over-year, though average values softened to €224,000 (down from €247,000 in 2025).

  • Apartments: Overall volume remained steady, while average values rose to €183,000 (up from €169,000).

The Nicosia market remains anchored by domestic demand and bank-financed purchases, making consumer mortgage affordability the key driver of market activity.

3. Larnaca: Budget-Conscious Buyers Opt for Apartments

Larnaca generated €365 million across 1,944 completed transfers, heavily dominated by multi-unit developments.

  • Apartments: Accounted for 1,521 of total sales, averaging €171,000 per unit.

  • Houses: Single-family residential sales saw a 13% decline compared to their 2025 trajectory.

Demand in Larnaca is primarily generated by first-time buyers, domestic investors, and individuals seeking affordable alternatives to the higher prices in neighboring Limassol.

4. Paphos: Steady Pull for High-Tier Properties

Paphos recorded 1,614 property transfers amounting to €618 million in overall value.

  • Houses & Residences: Volume lagged slightly behind 2025 rates, but average values surged significantly to €535,000 (up from €470,000 in 2025).

Ask Wire reports continued appetite for premium real estate in Paphos, though transactions are increasingly concentrated in prime locations offering distinct architectural and buyer-focused features.

5. Famagusta: Lower Volumes Call for Pricing Caution

The district of Famagusta registered 372 real estate deals with an aggregate value of €84 million.

  • Apartments: Averaged approximately €150,000 per unit.

  • Houses: Residential sales pace dropped noticeably below 2025 benchmarks.

Given these softer conditions, Ask Wire advises market participants to take a conservative approach regarding unit pricing, sales velocity expectations, and release schedules, particularly for assets outside core coastal hot spots.
