Skyrocketing Rents Force Local Buyers And Tenants To Pivot

A real estate surge led by non-local corporate transfers, overseas investors, and digital nomads is significantly altering rent dynamics across Cyprus. According to real estate experts, high demand continues to push lease rates upward across the island. Domestic buyers and tenants are increasingly forced to downsize or look outside major urban centers as prices strain local household budgets.

Despite rising material expenses and diminished local purchasing power, the property market hit a milestone in June with 1,964 transaction contracts registered island-wide.

Key Rental Rates by District

The market breakdown across major districts reveals stark contrasts depending on building age, location, and property type:

Nicosia

According to Paris Mouskidis, an appraiser and real estate agent at FOX Smart Estate Agency Nicosia, demand in the capital remains elevated, particularly for central high-rises favored by foreign executives:

• City Center (High Rise Towers):

  • 1 Bedroom: €800-€1,000 / month

  • 2 Bedroom: €1,500-€1,700 / month

  • 3 Bedroom: €2,200-€2,400 / month

• City Center (Older Buildings):

  • 1 Bedroom: €600-€700 / month

  • 2 Bedroom: €800-€1,000 / month

  • 3 Bedroom: €1,200-€1,600 / month

• Suburban Areas (Strovolos, Archangelos, Latsia, Lakatamia):

  • 1 Bedroom: €450-€650 / month (elevated due to tight supply)

  • 2 Bedroom: €700-€900 / month

  • 3 Bedroom: €1,200-€1,400 / month

• University Districts & Student Rentals:

  • In Aglantzia, new 40 sq. m. studios command roughly €650 plus utilities (older units run €400-€600).

Real estate agent Vasos Zakos characterized Larnaca’s real estate scene as highly active. A combination of remote European workers and Israeli buyers has doubled rents on many units over the last 4-5 years:

• Modern High-Rises: €1,500 (1 bed), €2,000 (2 bed), and €2,500 (3 bed) per month.

• Urban Core: €700-€850 (1 bed), €900-€1,100 (2 bed), and €1,200-€2,000 (3 bed).

• Outskirts: 2 bedroom units rent for €800-€850, while 3 bedroom units cost around €900.

• Coastal Areas (Oroklini, Kiti, Pervolia): Premium 2 to 3 bedroom apartments with sea views reach €3,500-€4,000 per month. Most local Cypriot renters cap their budgets between €850 and €1,000.

Paphos

George Petrou, Managing Director of FOX Smart Estate Agency in Paphos, raised concerns that current price levels are pricing locals out of both the rental and purchase markets entirely:

• City Center & Coastal Areas:

  • 2-Bedroom: Starts at €1,000-€1,100, reaching up to €2,000 / month.

  • 3-Bedroom: €1,300 for older stock up to €2,500-€3,000 / month for modern or sea-view units.

• Villas & Detached Homes: Large homes with private pools rent between €2,500 and €5,000 per month.

• Student Accommodation: Ranges from €500-€550 (1 bed), €700-€800 (2 bed), and €800-€900 (3 bed), though single family homes and studios have become virtually impossible to find.
