Driven by strong double digit activity across key coastal hubs, the Cypriot property market generated 12,047 transaction deposits through the end of July 2026, a 14.1% increase over the 10,561 filings registered during the same timeframe in 2025.

Data released by the Department of Cadastre and Surveying confirms sustained momentum, with single month national filings climbing 11.4% year on year to hit 2,040 contracts in July 2026, up from 1,832 in July 2025.

District Performance Breakdown: First Seven Months

  • Limassol: Outperformed all other districts in absolute volume, registering 3,959 sales documents through July 2026 compared to 3,304 in 2025, a market-leading surge of 19.8%.

  • Paphos: Captured the second highest percentage gains year to date, rising 19.6% to reach 2,387 filings against 1,995 in the corresponding 2025 window.

  • Larnaca: Maintained steady, double digit growth, moving up 10.9% with 2,599 contract lodgments compared to 2,343 last year.

  • Famagusta: Expanded by 10.5% year to date, recording 538 sales documents over 487 in the previous year.

  • Nicosia: Displayed moderate expansion, posting a 5.4% uptick with 2,564 total filings against 2,432 in 2025.

The nationwide single month surge of 11.4% was heavily influenced by coastal activity, though regional results diverged across the country:

  • Limassol: Escalated by 20% year-on-year, advancing to 695 transactions from 579 in July 2025.

  • Paphos: Rose by 15%, delivering 395 sales filings compared to 342 in the same month last year.

  • Larnaca: Increased by 10%, totaling 436 recorded contracts over 395 in July 2025.

  • Nicosia: Held essentially flat at 423 deposits compared to 422 in July 2025 (+0.2%).

  • Famagusta: Contracted slightly by 3%, recording 91 sales documents down from 94 in July 2025.
