Cyprus real estate market activity climbed to its highest September performance since record-keeping began in 2000. Official statistics published by the Department of Lands and Surveys reveal that 1,681 sales contracts were filed across the island during September 2026—a 13% jump compared to the 1,484 transactions registered in September 2025.
The surge was driven by robust expansion across all buyer categories, pushing year-to-date sales past 14,900 properties.
September 2026 District Breakdown
While Limassol retained its position as the island’s overall volume leader, Larnaca posted the steepest annual percentage growth. Famagusta stood out as the sole region experiencing a contraction.

Purchases expanded across domestic and international market segments in September, with local buyers accounting for nearly six out of every ten transactions:

Domestic Buyers (58.1% of market): Reached 976 transactions (+10% YoY). Larnaca led local buyer growth (+34% to 206), while Paphos was the only district to see domestic declines (-14% to 99).

Non-EU Buyers (29.4% of market): Climbed 26% YoY to 495 sales. Limassol recorded the strongest demand in this group (+45% to 158), followed by Paphos (+30% to 149) and Larnaca (+27% to 144).

EU Nationals (12.5% of market): Edged up 4% YoY to 210 sales. Growth was anchored by Nicosia (+50% to 27) and Paphos (+17% to 97), offsetting a sharp drop in Famagusta (-85% to 4).

Total property transactions for the first nine months of 2026 reached 14,969 contracts, representing a 14% increase over the 13,173 deals recorded during the same timeframe in 2025.
