Stakeholders looking to break ground or initiate refurbishment projects across the island are confronting another wave of budget tightening. Newly released data reveals that the structural cost of building materials sustained its upward trajectory through the end of the second quarter of 2026.

According to the official metrics published by the Cyprus Statistical Service (CySTAT), the comprehensive Construction Materials Price Index advanced to 122.74 basis points for the month of June 2026. Measured against the 2021 structural benchmark of 100, this uptick highlights a net annual price acceleration of 3.12%. The findings confirm a broad inflationary climate hitting every primary category of material procurement simultaneously.

Aluminium, Plastics, and Metals Drive Broad Based Spikes

The financial burden did not distribute evenly across supply chains, as heavy industrial elements and synthetic products absorbed the bulk of the domestic price hikes.

  • Industrial Metals: The broader metal category experienced the steepest surge, posting a 5.02% year-on-year climb. Within this segment, standard iron and steel items increased by 3.76%. However, fabricated products like aluminium and related structural metals skyrocketed by 7.56% compared to the prior year—representing the absolute highest cost jump tracked across the sub-category indexes.

  • Synthetics and Lumber: A joint index encompassing lumber, raw insulation, production chemicals, and plastics advanced collectively by 4.07%. The charge was led primarily by plastic commodities, which jumped 6.53%, closely flanked by a 4.38% spike in commercial wood materials. Chemical ingredients and insulation expanded by 2.64% and 1.16% respectively.

While metals and plastics forced rapid adjustments to contractor outlays, raw minerals and traditional masonry components recorded relatively softer, though steady, adjustments.
