Expert Insights & Buyer Guidelines
Landbank Group CEO Andreas Christoforides, MRICS:
“The third-quarter picture is revealing in how transactions were distributed. Limassol increased its share of total value, Paphos gained ground in transaction count, while two in three sales remained under €300,000. Choosing the right location, property type, and price band is crucial for sales absorption, as the market cannot be judged purely by overall averages.”

Buyer Due Diligence Checklist: Prospective purchasers considering off-plan acquisitions in Cyprus are advised to verify land registry titles for existing liens or encumbrances, ensure planning and building permits are officially approved, and retain independent legal counsel to review contracts. Unissued permit clauses must explicitly define remedies for project delays, amendments, or regulatory refusals.
