Midway through 2026, building material costs in Cyprus continued their gradual upward trajectory, propelled by noticeable price jumps in electrical supplies, plastic items, and aluminum.

Data released by the Statistical Service of Cyprus (Cystat) indicates that the Construction Materials Price Index reached 123.00 points (base year 2021=100) in July 2026, representing a 3.33% annual increase compared to July 2025. On a month on month basis, costs rose by a modest 0.23% from June 2026.

Over the first seven months of the year (January–July 2026), total building supply inflation averaged 1.87% higher than the same period in 2025.

Construction Materials Price Movements (July 2026 vs. July 2025)

Chemical Products +2.80% Positive Resins, sealants, and processing chemicals
Aggregates & Stones +1.30% to +1.56% +1.51% to +1.74% Quarried products and mortars
Ceramic Products +0.23% -1.34% Tiling and sanitaries showed lower year to date trend
Heating & Cooling Equipment -1.67% -1.11% HVAC products bucked the trend with cost declines

Seven-Month Category Breakdown (January–July 2026)

Looking across major material groups during the first seven months of 2026, baseline increases remained relatively contained across all main categories:

  1. Electromechanical Goods (+2.69%): Anchored by strong upward momentum in electrical supplies (+5.40%), though offset slightly by lower HVAC prices (-1.11%).

  2. Timber, Insulation, Chemicals & Plastics (+2.60%): Pushed higher by plastic products (+4.94%) and solid wood products (+5.12% in July).

  3. Metal Goods (+2.23%): Sustained by aluminum price jumps (+4.43%), alongside a steadier +1.13% trajectory for structural iron and steel.

  4. Minerals (+1.97%): Supported by steady price increases in mortars (+1.74%), quarry aggregates (+1.51%), and cement-derived products (+1.20%).

Despite slight annual drops in heating/cooling units (-1.67%) and year to date declines in ceramic items (-1.34%), broad based demand in Cyprus’ building sector continues to maintain modest upward pressure on structural and finishing materials.
